Rates checked against each state and territory revenue office on 21 October 2026. Rates and concessions change, often on 1 July. This is an estimate of transfer duty on residential property only. It doesn't include land registration or mortgage registration fees, off the plan concessions (which depend on construction costs), pensioner, seniors or other special concessions, or duty on commercial or rural land.

First home buyer relief usually needs every buyer to be an individual who has never owned a home (in the ACT, not in the last five years), and at least one to be an Australian citizen or permanent resident, who then lives in the home for a set period. In Victoria the concession between $600,000 and $750,000 is worked out on a sliding scale. Foreign buyer surcharges are shown on the full price; if you buy with an Australian citizen or permanent resident, only your share is surcharged and other rules apply.
